Our company creatively finds land from owners which no longer find value in their asset. The reasons for our sellers working with us are vast and worthy of many interesting stories. Selling on the traditional market has in many cases proven challenging for our sellers given the inefficiency of the systems in place. Zander steps in and offers an alternative path to releasing our sellers from the burden of continuing to pay taxes on a property they do not use and eliminates the stress of trying to find a realtor who would be interest to sell their land. The result is that we purchase land for below market value.
In turn, we put the effort into re-marketing properties to a new generation of owners. Similar to the reasons why people want to sell us their land, the pool of potential buyers is large with many factors in their purchasing motivation. We have properties which are well suited for building a vacation home or a retirement home. Others which lend themselves to true off-grid living with no services anywhere available. Some sites allow for affordable housing or semi-permanent recreational vehicle living. Others lend themselves to weekend getaways where one can pull up the RV or pitch a tent and build a fire. And of course, there are other land investors, who simply understand the value of holding land as an asset - as they aren’t making any more of it!
Once we’ve worked with a client to understand their needs, we try to find a property which best suits thier short term or long term vision. These variables certainly include budget, location, and any constraints or needs for flexibility when it comes to building or simply using the land passively.
From a commercial standpoint, we offer both all cash deals or financing. One of the benefits of working with Zander is that - we are the bank. We don’t require any credit checks or pre-approvals with our clients. It means we can creatively find a payment arrangement which works for your budget. Most transactions will require a down payment and a doc fee to both initiate the process of closing the deal and covering some of the costs we incur as the facilitator of exchanging land.
1. Submit the Down Payment (which applies towards purchase price) and Doc fee via credit card or direct deposit
2. We send you a Purrhcase Agreement which you sign (digitally)
3. We prepare a deed and notarize it (legally handing it over to you)
4. Upon proof of execution of the deed, we expect payment of the balance
5. We then submit the deed to the appropriate county which is then turned over to you

3. We will process the recurring payments via ACH transactions on GeekPay
